The iSFP (individueller Sanierungsfahrplan) is a standardised consulting report for your residential building. It documents the current energy condition, defines an energy target state and lays out a stepwise renovation path – with sequencing, funding notes and realistic cost estimates.
The content and format are mandatorily defined by the BAFA directive and the dena layout specifications. The report typically comprises 30 to 60 pages and remains valid for the funding bonus for 15 years.

Anyone implementing an individual measure recommended in the renovation roadmap via the Federal Funding for Efficient Buildings (BEG-EM) receives an additional 5 percentage points subsidy bonus on the measure. Applicable for 15 years after iSFP creation.
Transparently calculated. BAFA covers up to 80 percent of the consulting fee – you only bear the remaining net contribution.
The fee depends on building type and number of residential units – from single-family houses and semi-detached houses to multi-family buildings. You receive a binding fixed-price offer after the free initial consultation.

Yes. The Federal Funding for Efficient Buildings (BEG-EM) for individual measures (insulation, windows, heating etc.) is available independently of an iSFP. With an iSFP, however, an additional 5 percentage points bonus applies to each recommended measure.
Realistically 11 to 18 weeks. On-site visit in the first 1–3 weeks, report creation 3–5 weeks, BAFA payout 6–10 weeks after report acceptance.
No. The BAFA funding for the consultation is not tied to implementation. The 5-percentage-points iSFP bonus only applies if you actually implement a recommended measure.
Only energy efficiency experts listed in the nationwide dena register. In my model I handle the on-site data collection and quality control as Architect AKNW; the formal report creation is performed in cooperation with listed energy consultant partners.
An iSFP is created for the entire building. For condominiums the order must be placed by the owners' association (WEG). An energy consultation for the individual unit (e.g. heating or window replacement within the unit) is possible, but not an iSFP in the strict sense.
Ideally: energy certificate, building documentation extract (floor plans, sections), the last two heating cost statements, heating maintenance protocols. If documents are missing, this is no obstacle – we discuss the scope in the initial consultation.
